Situated along the scenic Alamo Pintado corridor in historic Ballard—the smallest and oldest community in the Santa Ynez Valley—sits this 8-acre equestrian compound. Surrounded by ancient California oaks, neighboring a fourth-generation heritage walnut grove, and just down the street from boutique wineries and bakeries (Bob’s Well Bread, anyone?), the home represents quintessential wine country living.
Inside the main house, massive timber trusses with exposed gusset plates deliver a feeling of undeniable structural weight and industrial luxury, while rich wide-plank fir floors create a warm, inviting counterbalance. This theme of juxtaposing striking architectural details against classic cabin comfort permeates the home and is precisely how we sought to frame the viewing experience to capture today’s sophisticated family buyer.
To stand up to the sheer scale of the formal living room, we anchored the space with an oversized knotty wood coffee table and deep olive green velvet armchairs. In the family room, a woven kilim ottoman and soft rust cotton throws invite buyers to kick back by the fire. We modernized the formal dining room by pairing a heavy carved wood table with heather grey linen seating and a large gold-leaf architectural canvas. The glass-enclosed wine lounge is softened with symmetrical oatmeal linen sofas, a raw-edge walnut coffee table, and a natural cowhide rug to create an inviting space to share a bottle.
The primary suite is warmed up by a woven cognac leather headboard and a caramel leather armchair tucked by the private fireplace. For the executive office, an antique mahogany desk with ornate carvings is balanced by a smooth saddle leather guest chair. Downstairs, the expansive media room is ready for movie nights with a deep cream linen sectional and dual tan leather ottomans.
To emphasize true livability, we designed the guest wings to feel like personal retreats with distinct personas: a bright, botanical “hers” room featuring a woven rattan dresser, a moody “his” suite styled with a mustard yellow corduroy chair and vintage guitars, and a playful children’s room anchored by blonde wood twin beds and a pine chess table. Finally, we intentionally shifted the tone in the standalone guest house. Rather than mirroring the main estate’s formal luxury, we opted for a relaxed, cottage-inspired design featuring a white slipcovered sofa—creating a comfortable, accessible space that is perfect for visitors or live-ins.
